1.   Mandatory Homeowner's Association

2.   Architectural approval of all plans prior to construction

3.   Minimum home sizes

 a. One-story home: 2,200 sq. ft.

 b. Two-story home: 2,600 sq. ft.   (1st floor must be 1,500 sq. ft.)

4.   Exterior masonry: 75% minimum

5.   Roofing: "Tamko" Heritage 30 Composition shingles.   (Color: Weathered-wood)

6.   Roof pitch shall be 9/12 minimum over 75% of roof area. A minimum roof pitch

  of 4/12 is permitted over porches, covered patios and dormers.

7.   No outside storage of trailers, boats, campers or recreational vehicles.

8.   Underground sprinkler system required on all lots.

9.   Landscape requirements

 a. Lots shall be sodded and front landscaping installed within 30 days of home completion.

 b. The owner of each lot shall be required to install a minimum of one tree in the front yard

 (min. size 2-inch diameter). This requirement is waived for lots with existing trees.
